CoC, ESC, RoI - the certificates, in plain English
Insurers ask after electrical events, buyers' lawyers ask at sale time, and uncertified work is a liability you can inherit with a house. Keep every certificate with your property records.
Certificate of Compliance (CoC)
Issued by the electrician who did the work, certifying that prescribed electrical work (most fixed wiring work: new circuits, switchboards, rewiring) complies with the regulations. If you've had that kind of work done, you're entitled to one.
Electrical Safety Certificate (ESC)
Certifies the completed work is safe to use and connected to supply. For much residential work you'll receive CoC and ESC together - we issue both as standard, before we leave.
Record of Inspection (RoI)
Required on top for high-risk prescribed work (mains work being the everyday example), signed by an independent licensed inspector. When your job needs one, we arrange the inspector and tell you upfront — a known step, not a surprise cost.
Uncertified past work?
We can't retroactively certify work we didn't do - nobody legitimately can - but we can inspect it, test it, document its condition, and certify any corrective work we perform. That's the honest path to peace of mind.

Pre-purchase electrical inspections

A documented electrical once-over across your rental or portfolio: switchboard and RCD function, smoke alarm compliance, visible wiring condition, socket and fitting checks - with a dated report per property. Sits neatly alongside Healthy Homes obligations.

Insurer asked about wiring age or a fuse board? Bought a house full of previous-owner “handiwork”? We inspect, test, document, and give you the straight answer plus a fixed price for anything that needs correcting.

FAQs
What certificate should I get after electrical work?
For prescribed electrical work: a Certificate of Compliance, generally with an Electrical Safety Certificate; high-risk work (e.g. mains) also needs a Record of Inspection. Any electrician doing the work must provide them - if yours didn't, ask, and if you can't get answers, book an inspection.
How much does an electrical inspection cost?
Our standard residential inspection with written report is fixed-priced - confirmed when you - book with portfolio and commercial pricing per scope. Findings come with fixed repair quotes; you're never obliged to use us for the fixes, though most people do.
Is an electrical inspection worth it when buying a house?
On anything pre-1990 - emphatically. An inspection routinely surfaces four- and five-figure issues (aging switchboards, original wiring, absent RCDs) while you can still negotiate them.
Do rentals legally require an electrical inspection?
There's no blanket mandatory periodic inspection for standard rentals, but landlords must keep the property electrically safe and smoke-alarm compliant - a documented check is how prudent landlords evidence that, and how problems get caught before tenants do.
Can you certify someone else's old work?
